<p>Last week we chatted at length on the subject of mortgage insurance and dealing with mortgage insurance companies during the short sale process. In that episode, we talked concerning how we were presently in a clash with a mortgage insurance business that is asking the borrower for a giant promissory note. We finally got to the COO of that mortgage insurance business and emailed him numerous times with the certainty that they are making a dreadful decision.</p>
<p>We got an email from the COO that stated we would be contacted today. A few hours afterward we received a phone call from a mid or upper level supervisor. It was definitely a higher level employee than i had formerly spoken with. Initially he disagreed with me and he wanted to totally back his employee&#8217;s choice.</p>
<p>We continued to point out a couple things to him. First, the borrower had no option in obtaining the mortgage insurance. The borrower is a innocent third party. It is a purchased money loan and a primary residence. In addition, if the house goes to foreclosure, nobody wins. At this spot he started digging into the folder. Eventually, he told us that there was a lapse in the system from an income standpoint.</p>
<p>Finally, this is the thing we want to drive home. He apologized to me and to the property owner and said, &#8220;Thank God you were as persistent as you were.&#8221; That is a huge compliment. A short time afterward we had an approved package. Persistence pays off. Many times you simply need to locate that one person that understands this process is valuable to all groups.</p>
<p>Additionally, you need to bear in mind that we have some other events coming up. October 12th in the Baltimore vicinity is on the datebook and October 14th we will be in Fort Lauderdale, Florida. <p>I&#8217;d like to cover all of the important data that you need to know to keep you up to date with this troubled market that we are in at the moment. We are seeing a huge amount of depreciation. The market continues to go down as we see greater and more foreclosures being released. It is not appealing, but it is the reality of the circumstances.</p>
<p>When I sit down with your comps, I will give you the truth about what the numbers are and what we are looking at in the future with any sign of appreciations. Right at the moment, there simply isn&#8217;t any sign of that occuring.</p>
<p>now that I have given you the unpleasant information, lets look at the facts. We are all in the same state of affairs. So, if any of my customers are watching out there today, we will be doing a price reduction on your listing today. If we do not have an offer on your home today, we need to get an offer to begin the process. Regrettably, that means that we have to lower prices.</p>
<p>It is very amazing what we see when we glimpse at the current statistics. Active homes on the market are at about 37,000. A month ago, that figure was approximately 33,000. We have seen a large increase in listings. The figure of pending sales are presently at approximately 16,000. Compare that to last month with approximately 17,000 pending sales. So, the number of houses being sold is also declining. greater houses on the market with less house sales is not a good sign.</p>
<p>There are basically three different types of listings on the market today, the foreclosure, the short sale, and the regular listing. Active foreclosures on the market are roughly 7,000. Regular listings account for roughly 18,000 and short sale listings are numbered at about 10,000. So, we have seen an increase in foreclosures, an increase in short sales and a rather unchanged number of regular listings.</p>
<p>When we look at the number of homes that have closed in the Phoenix market the statistics are down. Nonetheless, on the Steve Horn squad we are keeping well above the regional average of closing sales in this distressed market.
